STANDARD BUILDING SPECIFICATIONS

CATEGORY OF THE ARCHITECTURE WORK

The constructive system will be characterized by a monolithic concrete pouring for walls and slabs (flat and pitched).

The electro-welded mesh section for the reinforcing structure will be defined in both cases by the Structural Engineer. The foundations and the reinforcing bars will be determined by him as well.

The partition walls will be covered with cement mortar, the first will be a pre-paint plaster for interiors from Sherwin Williams or similar quality.

The exterior walls will be covered in cement mortars finished with a colored trowel mortar in coral colors according to the Villa Unit’s specifications.

The Ceilings

Will be executed in sheet rock boards (Durlock system or similar quality) with parameter height density polyethylene moldings of 15 cms (these heights will be adapted according to the interior detail)

Air Conditioned Equipment

There will be central equipment for unit, whose capacity will be determined by a specialist with a Thermal Balance. The ducts are going to be lodged in the technical ceiling and the central equipments will be located in specific places for this purpose.

The roofing for pitched slabs

The roof will be finished with Colonial Spanish Tile laid with cement mortar over the moisture barrier and corresponding waterproof insulation; according to construction section # 3.08.

The Woodwork

• Exterior openings: will be brown wood-like Fiberglass composite, with double hermetic hurricane impact-resistant glass.

• Interior openings: wooden doors are specified according to the Openings Grid.

• Main Entry Doors: will match each house model. In every case they will be of solid wood with a natural luster.

Floors, Baseboards and Thresholds

Interior Floors:

• Top quality Porcelanatos. The bands will be in color and natural stone combined with Venetian bands, according to interior design specifications for living and dining rooms, and entry halls.
• Tiling and floorings in Porcelanatos, meshes of natural stones (idem previous case), bends format and color according bathrooms detail plans # 3.07, kitchen and laundry # 3.06.

Thresholds

• are in granite or natural stones.

Exterior:

• Exterior of the garage will be set in local natural stone with flush joints.
• Terraces and balconies in matte Travertine or Porcelanato.
• The Wooden decks will be made of exterior treated Teka, or similar quality.

Baseboards

will be in Porcelanato in some cases, and in 6” Cedar wood in the others, according to the Locals Grid #4.01

Grilles, Balconies and Stair’s banisters

There will be Rik-Fer, or similar quality, of special treated blue iron. Designs are according to the Iron Works grid, plan # 4.02.

The interior stair’s handrails will be of solid wood.

Pergolas

The pergolas are going to be square set exterior treated hard wood and in sections according the architecture plans.

Moldings, Cantilevers, and Aprons

These will be pre-molded pieces applied with textures similar to coral stone. The color of the color stone will be a natural earth tone (beige). Color to be specified by architect.

Wooden Cantilevers

They will be of hard wood with special exterior treatment according to constructive section plan # 3.08.

Counters

In kitchens and laundries: Will be of natural granites, Amarillo Monterrey, Amarillo Santa Barbara, Blue Pearl according to plan # 3.06.

In toilets and bathrooms: Marmols, Travertine, Turkish, Botticino or similar colors according to the design in plan # 3.07.

Kitchen Cabinetry

Will be of solid wood color CINAMON, NUTMEG or ANTIQUE WHITE.

Paintings

In the interior micronized paintings will be applied on walls over prepaint plaster, and acrilic latex on ceilings over aqueous or solvent primer. Brand Sherwin Williams or better quality.

Closets and Dressing rooms

Are going to be in a modular system like Closets ETC. INC. or similar quality

Glass Bricks

These will go in the toilet sector (Villa Venecia), they are going to be 20 x 20 x 8 cms, according to the architecture plan.

Electricity and Telecommunications facilities

Top quality electricity mechanisms.

Telecommunications facilities according the codes.

Phone jacks and cable in all the rooms.

Appliances

Will be in stainless steel in the Brands stated for each item.

All the materials to incorporate in the construction site will be previously approved by the Technical Direction.

Materials must be respected as indicated in the original project unless the client or the professional authorize its modification.

Any change made on specified items must be previously informed.
